Planning Application Submission

We can help you with applying for planning permission.

At Plan:8 we act for new and established clients. We take the strain and stress out of applying for planning permission, listed building consent, advertisement consent by dealing with the submission for you.

Design and Access Statements

We can provide tailor made reports.

Most planning applications must be supplemented with a Design and Access Statement. Our combination of planning and design expertise allows us to provide you with a tailor made report for your proposal. Our report can address:

 

  • the design and the design ethos

  • access and travel aspects of your development

  • how your development relates to local and national planning policy


The exact form of the design and access statement will depend on the size, nature, location and complexity of the scheme.

Planning and Heritage Statements

Planning Statements

Plan:8 will negotiate the plethora of local, regional and national planning policy and guidance on your behalf.

We will produce your statement addressing relevant policy issues to your development and explain how it complies with relevant polices.

Plan:8 will also address matters to be reserved for pre and post decision assessment, such as materials, travel plans and sustainable themes.
 
Heritage Statements

Development proposals to listed buildings and to properties within Conservation Areas are required to be submitted with a Heritage Assessment. The Government have provided guidance on Heritage Aspects of Development: Planning Policy Statement 5 (PPS5) specifies what a Heritage Statement is required to include.

Simon Plowman has formal training in design and his experience ensures we can prepare and submit heritage assessments. Plan:8 have provided Heritage Statements for several clients.

Planning Appeals

Help with Residential, Commercial and Rural Planning

Plan:8 undertake a range of planning and related appeals. We have represented a range of individuals and corporate clients, and have acted for local planning authorities. Our appeal caseload has covered the following sectors:

 

  • Residential: urban design, extensions, new build, density issues, conservation & listed buildings

  • Commercial: offices, warehousing, restaurants, hotel developments

  • Rural: agricultural buildings, occupancy conditions, new build & conversion of outbuildings to residential, green belt


Our appeal service will maximise your chances of a successful appeal decision. From notifying the Planning Inspectorate of your intention to appeal, to providing you with the final decision, we will ensure that you are provided with an efficient and stress free service.

Urban Design

Help with the re-development of cities, towns & villages

Urban design involves shaping the physical context for life in cities, towns and villages. The Government and Councils put great stock in good urban design. Indeed the UK Government advise that "Good design is indivisible from good planning".

Simon Plowman is qualified to provide design advice for individual buildings, groups of buildings and upon the spaces around them. We will provide justification to support the right scheme for the site from our knowledge of the local and national design policy agenda.

Simon is also qualified to provide urban design advice to Planning Authorities on Masterplans and specific planning applications.

We can help you throughout the design, development and application process to ensure the development complements the area, benefits users of the buildings and maximises development potential.

Advice: Planning Conditions, Development Plan & Objecting

Dealing with planning decisions.

Most planning decisions are subject to a variety of planning conditions, many of which must be resolved or discharged prior to commencement of building.

Most Councils require a formal application to discharge planning conditions. Plan:8 can resolve your planning conditions through direct liaison with the Council. If your planning conditions are too onerous contact us to find out how Plan:8 can appeal against these and remove them for you.

 

Development Plan Advice

Plan:8 will advise on development plan issues relating to land and property. If you wish to make representations on a development plan affecting your land/property Plan:8 will engage with the Local Development Framework (LDF) by preparing and submitting a statement of your representations. Plan:8 will collaborate with the Council on your behalf and will perform a monitoring review on development of the LDF.
